According to the most recent Occupier Satisfaction Survey, occupiers are least satisfied with Landlords service charges and interaction with the landlords on green issues.

 

 

Reports from the UK chapter of CoreNet Global and the UK commercial property Industry Alliance reveal that there was an overall occupier satisfaction of 5.4 out of 10, up from 4.9 last year.  The satisfaction level with landlords’ service charge arrangements was 4.3. The occupiers rated landlord’s interaction sustainability at 4.0 which is in fact the lowest rating in the survey.

 

 

The feedback from the customers reveals that there is need for the landlords to reconsider their services and establish a significant interaction with their occupiers’. However it is worth noting that the rating level indeed rose up from 3.5 last year to 4.5 this year.

 

 

In the survey, more than 77% of the occupiers surveyed said a few or none of their landlords had contacted them in the past one year about energy saving plans including the EPCs, DECs and the CRC schemes. 56% of the occupiers surveyed said that majority of their landlords provided a service charge budget while 19% said that it the same case for half of the landlords. On the other hand 24% of the occupiers said that a few or none of their landlords had done this.

 

 

As a matter of fact, 71% of the interviewees challenged the service charge account during the past 12 months.  Retail occupiers scored 5.2 up from last year’s 5.1.Office occupiers on the other hand, had a rating of 5.6 form last years 5.2. Therefore, office occupiers were most satisfied as compared to their industrial properties colleagues who scored 4.9 up from 4.6. Notably the gap between large occupiers and small occupiers was reduced. Large occupiers recorded a score of 5.4 up from 5.3 while their SME s scored 5.0 from the previous .4.2

 

 

At this point therefore, there is need for UK commercial property landlords to ensure they have quality interaction with their occupiers as well as address issues of concern in the world today like green energy.
